Delivering fresh starts since 2022

Clearing out a house after a death in the family, or helping parents downsize before a move, is a different job than a weekend garage purge. You're working against probate deadlines and a house full of decisions, not just junk.

In Meridian, the job also depends on which part of town you're in. A three-car garage in Lochsa Falls or Paramount holds a lot more than a smaller garage on an older Old Town lot, and most of the newer subdivisions come with an HOA that has opinions about what sits in your driveway.

Getting the house ready before the crew shows up

Most of Meridian's newer neighborhoods, places like Paramount, Bridgetower, Lochsa Falls, Tuscany, Settlers Bridge, and Spurwing, are mandatory HOAs with their own CC&Rs. Before anything gets staged in the driveway or a container shows up on the street, it's worth checking what the HOA allows and for how long. Some have real restrictions on parking and curb clutter.

Garages are usually the biggest access point on the job. Newer subdivisions tend to have three-car garages packed floor to ceiling, while homes near Old Town have smaller garages and narrower driveways that limit how close a truck or trailer can get.

  • Check your HOA's rules on driveway staging and street parking before cleanout day
  • Clear a path from the garage or front door to the driveway so crews aren't working around furniture
  • Note anything in a shed or detached garage that needs to come out separately
  • Set aside anything with Freon, like window AC units or an old fridge, so it's handled correctly
  • Flag a hot tub, piano, or bathtub early. These don't move like normal furniture

Where it all goes once it leaves the property

Ada County's main landfill, Ada County Landfill - Hidden Hollow, sits in the north Boise foothills off Seamans Gulch Road. A lot of Meridian jobs also route through the Meridian Transfer Station on West Franklin Road, which takes large metal items and cardboard at no charge. Between the two, they handle ordinary trash, construction and demolition debris, yard waste, mattresses, scrap metal, clean wood, concrete, and e-waste, plus tires and Freon-containing appliances for a posted fee.

What they won't take matters just as much. Hazardous waste can't go in with a regular load, treated or painted wood gets pulled out of the wood-diversion pile, and an untitled trailer, camper, or boat left behind on an inherited property needs its own way out. The city's bulky-pickup program won't touch hot tubs, pianos, bathtubs, boats, construction debris, or tires either, so those usually have to go straight to the landfill or to a specialty hauler instead of curbside.

Permits you might not expect

If part of the job is tearing down a shed, a detached garage, or an old mobile home rather than just emptying it, that's a demolition permit through Meridian Building Services, the city's Community Development department, applied for through the city's Citizen Access portal. That's separate from simply hauling out what's inside.

If a roll-off dumpster needs to sit in the street instead of the driveway, Ada County Highway District owns Meridian's public streets and requires its own right-of-way permit for anything parked in the road, sidewalk, or shoulder. And if you're tempted to burn debris to save a trip to the landfill, don't. Inside city limits, only irrigation-ditch burning and small recreational fires are allowed, and burn barrels are banned countywide.

A lot of what makes an inherited property cleanout in Meridian go smoothly comes down to knowing these details before the truck shows up, not after. Boise Estate Cleanout can walk through what your property needs and give you a free estimate.
