Inherited Property Cleanout in Boise
Clear out inherited properties for Boise families.
Delivering fresh starts since 2022
Clearing out a house you inherited in Boise is a different job than a normal declutter. You're not choosing what you want to keep — you're sorting through someone else's whole life, usually on a deadline from a probate attorney, a realtor, or an estate sale date.
What's actually inside the house tends to follow the neighborhood. A bungalow in the North End or East End carries different stuff than a brick ranch on the Bench, and a newer place in West Boise or Barber Valley is a different job than either one.
What Turns Up, and What's Worth Saving
Older homes in the North End, East End, and Depot Bench — many built in the early 1900s — tend to hold onto things longer than newer houses do. Basements and attics in these houses often have furniture, boxes of paperwork, and household goods that have sat for decades.
Mid-century brick ranches across the Bench and West Bench, mostly built in the 1950s and 60s, come with a different mix — garages full of tools and old appliances, plus furniture that's aged into either donate or recycle. Newer subdivisions in West Boise, Southeast Boise, and Barber Valley usually carry less of this backlog, since there's been less time to accumulate it.
- Solid wood furniture and antiques — often worth donating or selling instead of hauling off
- Working appliances — usually donatable if they still run
- Tools and scrap metal — recyclable instead of landfill-bound
- Electronics — e-waste needs separate handling, not the regular pile
- Mattresses — accepted at the landfill but handled differently than general debris
- Anything painted, stained, or treated — sorted apart from clean lumber
Where It Goes Once It Leaves the House
Ada County's landfill — officially Hidden Hollow, though most people know it by the road it sits on, Seamans Gulch, up in the North Boise foothills off Seamans Gulch Road near Hill Road and Highway 55 — takes most of what comes out of a typical cleanout: household trash, construction debris, yard waste, mattresses, tires, refrigerated appliances, scrap metal, clean unpainted wood, concrete, and e-waste. Household hazardous waste is accepted too, but only on certain days and only from county residents.
What the landfill won't take shapes how a job gets sorted before it ever leaves the property. Painted or treated wood can't go in the clean wood pile. Hazardous materials can't go in with regular debris. And the landfill doesn't take waste generated outside Ada County, so anything hauled in from elsewhere needs somewhere else to go. Sorting on-site — separating clean lumber from painted trim, pulling out anything hazardous, setting tires and appliances aside — saves a second trip.
The One Permit Question That Trips People Up
Most cleanouts don't need a permit at all — a dumpster parked in the driveway doesn't require one. But if the only spot for it is the street, that changes things. Boise's streets and sidewalks belong to the Ada County Highway District, not the city, and ACHD requires a Temporary Use or Right-of-Way Permit for anything placed in or blocking a roadway, sidewalk, or shoulder.
That responsibility falls on the property owner or the estate, not automatically on whoever's hauling. It's worth checking before anything gets dropped at the curb, especially on narrower streets in older neighborhoods like the North End.
Every inherited property is a different job, but the shape of it almost always comes down to the house's age, what's inside it, and where everything needs to end up. Sort it right at the start and the rest moves a lot faster.
