
Estate Cleanout Cost in Boise: What Actually Sets the Price
A woman in Meridian called us three times last month before she booked. She'd already decided to do the cleanout. What she couldn't find was anyone who'd talk about estate cleanout cost in Boise without saying "it depends."
That's a fair complaint. You're probably dealing with probate, a house sale, or a few siblings who all want a number before anyone signs off. So here's how we actually come up with a price. We walk through these houses every week.
What goes into estate cleanout cost in Boise
We price by the space and the work involved. We don't charge by the hour, and we don't guess over the phone.
Three things carry most of the weight. The first is how much stuff there is, measured roughly by how much room it takes up in our load. Then it's how many rooms we're clearing, and how much of it is going somewhere other than the landfill.
That last one surprises people. A lot of what comes out of an estate gets donated or recycled, and sorting it properly takes more hands than throwing everything in one pile.
We think it's worth it. Your mom's good dishes don't belong at the Ada County landfill when a family in Nampa could use them.
So why won't anybody quote you over the phone? Because two houses with the same square footage can be completely different jobs.
Why two three-bedroom houses aren't the same job
This summer we did a house on the Bench and one in Kuna in the same week. Both had three bedrooms and a garage.
A tidy man had lived in the Bench house for forty years. We cleared the furniture, the clothes and a workbench, and that was it. The Kuna place had a basement packed to the ceiling, two sheds out back and a garage you couldn't walk into.
On paper they were the same. In person they weren't close.
That's why we come out first. The on-site estimate is free, and you get a firm price before anything gets touched. If we've seen the basement and the sheds, they're already in the number.
The stuff that quietly adds work
Some things don't look like much until you're the one carrying them.
Heavy items are the big one. Pianos, gun safes, chest freezers and old console TVs all take more people and more time. A safe at the bottom of a narrow basement stairwell is a job all by itself.
Access matters too. A walk-out ranch in Eagle is a lot easier than a split-level in the North End with a steep driveway and street parking only. Carrying everything out from the back bedroom adds up fast.
Then there's condition. A house that sat closed up through a hot Boise summer might have spoiled food or mice in the pantry. Winter brings its own problems, like a burst pipe that soaked a closet full of boxes.
We handle all of it. It just changes the job, so it changes the price.
Old paint, garage chemicals and propane tanks can't go out with everything else. We'll spot them at the estimate and tell you how they'll be handled.
Tip: Before the estimate, walk the whole property and open every door, including the attic hatch, the crawl space and any sheds. When a cleanout runs long, it's usually because of a space nobody remembered was full.
How to bring your Boise estate cleanout cost down
Yes, we'd love your business. But there are easy ways to make the job smaller, and we'd rather tell you about them.
Start by pulling out what the family wants to keep. Anything leaving with a relative is one less thing we're hauling. A weekend with a few people and a pickup can shrink the job a lot.
Try to settle the big decisions early. We'll work around Grandpa's recliner if nobody's sure about it, but a clear yes or no before we show up keeps the day moving.
Please don't bag everything up ahead of time. People mean well, but once good stuff is in trash bags it's much harder for us to pull out what can be donated. Leave it where it is and we'll sort as we go.
Got more than one place to clear? Maybe it's the house in Caldwell plus a storage unit in Garden City. Tell us about both at the estimate, because one plan usually costs less than two trips.
We'd steer you away from spending three weekends hauling it yourself and then calling us for the last third. Once you add up your time, the dump fees and your back, it rarely saves what you'd hope.
The bottom line on what you'll pay
The price we give you on site is the price. There are no hidden fees, and no surprise charge at the end because a dump run took longer than we planned.
We take cash, card and Venmo, which helps when the estate account isn't open yet and someone in the family is covering the cost for now. When we have an opening, we can sometimes start the same day as the estimate. That helps when a closing date in Star or Middleton is getting close.
Most estate cleanouts we do around the Treasure Valley take a day. A packed house can take two, and we'll tell you which before we start.
In the end, the cost depends on how much is there, how hard it is to get out, and how much of it can go somewhere useful. Nobody can give you an honest number without seeing it.
